Are you interested in moving to Hendersonville, TN, but you’re having a hard time finding a new construction neighborhood that features lot sizes that are going to accommodate you and your family's needs? Well look no further than Oak Creek Estates, Schell Brothers’ latest new construction development just outside of Nashville.

Oak Creek Estates in Hendersonville, TN is one of only two new construction developments in town that feature 1/2 acre lots or more – a rarity indeed! If you’re interested in moving to Hendersonville, TN and you’re working in the $1 million range, consider Oak Creek Estates.

Builder

Schell Brothers is a Delaware-based home builder who currently builds on the shores of its native Delaware; Richmond, Virginia; Boise, Idaho; as well as the Nashville, Tennessee area. In 2023, Schell Brothers won Probuilder’s Builder of the Year award.

As a luxury production builder, Schell Brothers offers a high level of attention to detail and offers a wealth of design and structural options to make every floorplan your own. It is important to note that Schell Brothers does not build quick move-in homes, only “to-be-built” homes from scratch (though quick move-ins are occasionally available via their model homes or homes whose contracts have been cancelled). In the Nashville area, they are currently building new communities in Mt. Juliet, Hermitage, Lebanon, Gallatin, and Hendersonville.

Amenities / HOA

Oak Creek Estates will feature a nature trail, cornhole, and a natural creek in the middle of the neighborhood. The true amenity at Oak Creek Estates though, in my opinion, will be a quiet, calm neighborhood that is close to all the retail and suburban conveniences one could need, while having all the yard space a family needs in a brand-new construction home.

If, however, you are looking for resort-style amenities with a pool, clubhouse, and playground, then Oak Creek Estates is probably not the new construction community for you. You may instead want to check into a neighborhood like Durham Farms or Millstone, also located in Hendersonville, TN, which features new construction, all of those amenities, and more.

For the maintenance of the nature trail, the creek, mailboxes, and the common areas, the monthly HOA fee at Oak Creek Estates is $144.

Floorplans and Costs

Schell Brothers will feature eight different possible floorplans at Oak Creek Estates including:

  • The Kingfisher – $944,900
  • The Cassidy - $959,900
  • The Jameson – $969,900
  • The Brady - $969,900
  • The Shearwater - $974,900
  • The Chesapeake - $1,009,900
  • The Bridgeport - $1,014,900
  • The Waterford – $1,024,900

Important note: All of the prices listed above are the base prices to the relative floorplans, not the final sales price. These prices will be effected by a few factors.

To start, any promotions and incentives that Schell Brothers offers will reduce the price. Most builders tend to have some sort of promotion running at any given time. Currently, Schell Brothers have a few promotions adding up to $30,000 off the base price of the home.

But what else could get added on to the base price? Three primary things:

  • Lot premium
  • Structural options
  • Design options

A lot premium is added when you pick out the lot of land upon which your home will sit. Things that will affect the lot premium cost are: the size of the lot, number of neighbors the lot borders, a rear neighbor vs. a private tree line, if it is on a street or cul-de-sac, utility easements, and other privacy factors.

Lot premiums are one of three primary costs that add to the base price of the home. 

Depending on the lot, the lot premiums at Oak Creek Estates will range anywhere between $0-$49,000. It is also important to note that not every lot will accommodate every floorplan. This depends largely on the size and shape of the lot, but it is also dependent on if there is another home utilizing the same floorplan within a certain radius of the lot you are considering.

The structural options you choose for the home will depend on what is available for that particular floorplan. An incomplete list of possible structural options include: fireplaces; turning a flex room into a bedroom, office, or dining room; putting in a full bath in lieu of a powder room; the home’s elevation (exterior face); kitchen layout; and more. Depending on how many and which structural options you choose, the cost will go up for each. All structural options will need to be chosen before the home is under contract. This is because the builder will need to submit the plans for approval from the city before they can start building. This approval process will generally take between 2-4 weeks.

Lastly, once the home is under contract, you and the builder will find a good time within the first week or two to have a design center appointment, at which you will choose your design options. Design options include countertops, windows, bathroom mirrors, kitchen sinks, cabinet styles, bathroom tile, smart home features, and even doorknobs/handles. Like structural options, the more upgrades you get (and the higher the quality), the higher cost of the final sales price. Once these are all decided upon, you will sign an addendum to the original contract for the home.

Public Schools

Oak Creek Estates is zoned for Burrus Elementary School, Knox Doss Middle School, and Beech High School – all located within a short drive from Oak Creek Estates. In addition, residents of Sumner County have the option of applying to Merrol Hyde Magnet School, also located in Hendersonville, TN, a K-12 which is one of the top rated schools in all of Tennessee. Only 40 students are accepted per class, and the school has some of the highest test scores in all of Tennessee.

Location

Oak Creek Estates is located just off of Stop Thirty Road towards the northern side of Hendersonville, TN. The neighborhood sits in a quiet area of Hendersonville bordered by an already existing rural-esque residential area. Even though it is somewhat secluded, it is only minutes from the heart of Hendersonville’s retail, grocery, and restaurant hub on Indian Lake Blvd (including the Streets of Indian Lake outdoor mall), and is also a quick drive to the Glenbrook Center, as well as Main Street (see map and videos below).

Video guides

Here's a couple videos I took driving around the area surrounding Oak Creek Estates. You can see how easy it is to get to the local retail and grocery, while still being nice and unto itself. The first video I stuck my camera out the right side of the car and drove to the Indian Lake Blvd area and back to Oak Creek Estates. I also stop for a trip around The Streets of Indian Lake, Hendersonville's outdoor mall. In the second video, I stuck my camera out the left side and did pretty much the same thing minus The Streets visit. I find this type of thing helps my out of state clients get to know an area when they can't be there. Hope it helps!

 
 

Investing

If you are an investor interested in Oak Creek Estates, you’ll be pleased to know that the HOA does allow for renting. However, all leases must be set for a minimum of one year – no month to month until after the year is completed and absolutely no short-term leasing. Air BnB’s are out of luck on this one. And while that may be upsetting for some, it’s a win for residents and the culture at Oak Creek Estates.

Conclusion

When it comes to new construction in Hendersonville, TN, Oak Creek Estates by Schell Brothers crosses off a lot of unique boxes that other developments in town just don't. While there are certainly other new communities with more extravagant resort-style amenities, Oak Creek Estates will give its resident room to grow, play, and live in a way not found easily elsewhere.
